Once we know exactly where the leak is, there are two honest ways to end it. We price both in person and tell you which one we would choose in your house.

Reroute the line

Best for

A single failure in a line that is otherwise in good condition, in an accessible spot.

Repeat leaks, corroded pipe, or a leak under cabinets, tile or a load-bearing area.

What happens

We cut and remove one section of concrete, repair the pipe, then patch the slab.

We abandon the failed section and run a new line overhead or around, then tie back in.

Disruption

Concrete work, dust containment, and flooring in that spot is affected.

Access holes in walls or ceiling instead of the floor, and your flooring stays.

Risk of a repeat

The rest of the under-slab pipe is the same age as the part that failed.

The old run is out of service, so it cannot fail again.

Cost

Usually less today.

Often more today, and frequently the better value on older pipe.

Can a slab leak wait?

No. It washes out the soil supporting your foundation and it never gets cheaper. You also do not want your insurance company to find out you waited to get a leak repaired.

How do you find it without breaking the floor?

Acoustic equipment hears water escaping a pressurized line through concrete, thermal imaging reads the temperature difference from a hot line, and isolating hot from cold tells us which side it is on. We mark the spot before anything is cut.

Will my insurance cover it?

Policies differ, and it often depends on whether the damage is covered rather than the pipe itself. We document what we find with photos and readings so you have what you need to file. Do not wait, because delay is what gets claims argued about.

Is rerouting worse than repairing?

No, and it is frequently the better answer. Rerouting takes the failed run out of service entirely, so the same section cannot leak again. It usually costs more today and less over the life of the house.
